South Fidalgo Subarea Plan
January 2006 Draft

- Page 15: Since the
County is proposing to change the
Comprehensive Plan policy to designate all
Rural Intermediate zoned areas, the result for
the current Subarea would that all RI areas
would be a single LAMIRD, incorporating
the previously-designated Similk Beach. If
the CAC recommendation to rezone the Rural
Reserve areas to RI were adopted, then
virtually all of South Fidalgo would become a
LAMIRD.
- Page LU10: If growth in the Fidalgo Island Subarea continues at the current rate, it is expected that in
twenty years there will be an additional 900 residents in the subarea.
- Page LU7: Nine hundred new residents could result in 350-375 new homes over the next 20 years if the
average household size of 2.5 remains constant.
- Page LU8: If the question is: Is there enough land
capacity under current zoning to accommodate up to 950 new homes during the next 20
years? - the answer is: Almost.
- Page LU11: The three capacity analyses compare as follows:
Development under current zoning with CaRDs: approximately 700 parcels
Development under current zoning without CaRDs: approximately 475 parcels
Development under proposed zoning (and without CaRDs): 1428 parcels
